Four Year Comprehensive Defect Inspection and Report

This service provides a comprehensive inspection of the building’s common areas to assesses its waterproofing and any architectural problems. This includes a roofing audit.
A report is produced that recommends any actions that need to be taken, and establishes the base line used in future assessments to measure any further deterioration.
This inspection identifies defects and the issues that need to be addressed through preventative maintenance and/or remediation.
A four year scheduled inspection ensures a building does not have defects that are missed and over time can become structural issues requiring a significantly higher investment to fix.
The four year report is updated with an annual inspection and update.

Annual Update of Defect Report

Annual reviews are conducted of the building’s common areas.
For larger defects over $3k, quotes are obtained for works, and approval gained from the Owner Corporation Committee.
The building’s maintenance schedule is updated.
Every four years the Comprehensive Defect Inspection is conducted.

Roofing Audit and Report

A roof audit should be conducted on a scheduled basis using a comprehensive checklist of potential faults.
An audit is recommended after severe weather events such as major storms, high wind gusts and hail. This identifies damage and any debris that may be blocking the roof’s drainage causing downpipes to overflow into roof spaces.
A thorough roofing audit should be conducted at least every five years.
